Want to buy a house through a builder? Heres a few good tips
Ever go to new home builder sites to go check out the models? My wife and I love going to the model homes to check out the decor to get ideas for our house. We look at the way they’re designed, the walls to fireplaces, and even the way they did the pattern for their flooring. Those slight details makes your house more appealing to your guest.
So when you first get to the home builder site they always either have a sign or ask you “Are you working with a Realtor?” (well, they should be asking lol) The reason why they ask you is only to see if you have representation to help you purchase your new house, if not they would be able to help. Now, I will put this in perspective to the “why” you need to have a Realtor with you at new home sites.
Just remember who hires the Realtors that work at the new builder sites…. The builder! In some cases, not all, but in most businesses they want you to represent the company and what they sell, Which makes sense. So that means the company needs to benefit in some way if the clients aren’t represented. So to make sense of what I’m talking about, try not to make it conflict of interest of yours.
Having a Realtor with you is having an upper hand in negotiating with real estate. The Realtor’s job to you is making sure you get what you want and not what they WANT to sell you. They’re also there to answer any questions, help you negotiate, and explain pros and cons with numbers. We are there to represent YOU the buyer! I know for my clients I don’t charge to use my services and representation. I protect my client’s interest and money like if it’s my own.
Being in the industry I hear a lot of stories from clients and people I meet when purchasing from new home build sites. I hear when they work with a realtor they get extra packages or the transaction is really smooth. Then I hear the stories from people that don’t use a Realtor and is represented by the builder’s Realtor. One person said that they wanted to pull out of the deal but said they tried, but the builder tried to keep their earnest money (deposit to hold the house in contract). Also, your timelines for your home’s construction could get pushed back, don’t have time to follow up with the builder for any updates, or new documents to sign that you don’t understand.
I remember when I was buying my first house I went to a builder to look and they got me excited to purchase a new home because I was 21. I didn’t get representation because I went directly through the builder. I put $3,000.00 earnest deposit down then agreed to pay another $3,000.00 by a certain timeframe we set up. At that time I was second guessing myself on if I could afford the mortgage payments and the downpayment, plus my current bills. I was still within my 7 days of signing. (By the way there’s several ways of getting your earnest money back from the builder that’s in the contract that most people don’t read through or they don’t tell you.) So within that time I didn’t want the house and wanted a resale home on the market. The builder’s Realtor told me if I back out then I’d lose my earnest deposit. Within that time I had this Realtor that kept calling me and I kept pushing him off. Finally I told him my scenario and I’d hire him if he could help. He agreed and told me to send the contract, I did. Within that day he got my money back and since he understood contracts, he was able to help me out. Then he went on to help me purchase my first home.
Realtors are here to fight for their clients and if you don’t feel that way with your Realtor then fire them and find a new one. I tell clients before working with me that this will be a business partnership and if we can’t work well together then this won’t be a good fit. It won’t hurt my feelings, business is business and not everyone works well together, so I respect their decision.
Now that I’m in the real estate industry I fully understand contacts and help families purchase resale and new build homes. So that being said, make sure you hire and take a Realtor with you to any of the new home build sites, that way you can protect your best interest and money. Just Remember to have your Realtor double check the contract before you signing anything.

Introduction:
I am a licensed Realtor with a broker Simply Vegas. I chose this brokerage because of the environment and the people that work in the office. Even though all Realtors are 1099 contractors (in other words we run our businesses) everyone has the willingness to work with each other.
I bought my first house when I was 21 for $140,000. Couple of years later I decided to sell it because I wanted a newer home with a pool. So I sold that home for $195,000. and bought a new house with a huge lot with no pool but big enough to build a pool for $250,000 (look out for my other blogs on why I didn’t build a pool). After the sale of my first home I netted about $50,000. At that moment I told my self I wanted to get into real estate. Everyone looks for that get rich quick scheme (isn’t that what every american wants?? lol) but thats what it felt like how real estate is. I just didn’t know exactly what I wanted to do with real estate or where to start. It took me a while to figure it out, I thought about doing flips but all I knew at that time was you needed was the full amount of cash to purchase plus the cash to renovate the property. Then I thought about wholesaling house but still didn’t know where to start.
So around the age of 25 I started classes to get my License to sell real estate. I thought about it, I worked for a cellular company Sprint for about 5 years and became a manager to help run the store and with customer relations. So I had the sales and customer service aspect of the business and I know I wanted to start my own business but what??
So by the age of 26 I finally decided to complete the school for real estate and get my License. After I got with the brokerage I am with now, I figured out that this is the business I wanted to be in. I first started doing this for the money (because it is very lucrative lol) but after helping the first couple of families and seen their joy of their very first home, it was more of a fulfillment and the money was the plus side of things.
Helping people purchase their first, second, third, and so on is fun for me. The negotiating with the other party involved is a challenge for me, and I love that! I’m very competitive person, I’ve played sports when I was younger and I was that kid that always wanted to win and did everything in my power to win, ethically that is lol So I do get emotionally involved with every transactions because I always want whats best for my clients. The way I see it is if I’m ever purchasing or selling something that means a lot to me and the value is huge I’d want the best person for the job and not want someone to just see me as a dollar sign or just another client. I’d want them on my team and be in contact with me and game plan with me, that way I know all of the step or hurdles we have to go through to make this work. I once had a manager that told me “just try, if someone sees that you try and you can’t make it happen then you at least tried. That shows. That goes further than just saying no.” So when I have clients I don’t tell anyone no, I will get options to figure something out. Those are all the thing I do for my clients no matter how big or small the job is, I want to win.
Helping my clients that want to sell I try my best to get to your net goal. I also help clients sell their property and purchase a new property simultaneous. Something happens to me once I list a clients home. I will do what I can to sell their house. I use my sphere of influence to network and offer my team to do open houses, depending on the market.
This is my business and I control every aspect of the business. I’ve had to do so many thing for my clients to get them their houses. In this business you have to be so creative in making things work for your clients. At the end of the day if the client is happy because of the work you’ve done for them they’re willing to refer to friends and family members. Thats the best thing about small business.
